去年房屋買賣數 創12年新低

根據內政部最新統計數字，去(2014)年全台買賣移轉達32萬598棟，較2013年萎縮13.79%，是12年來最低。

住商不動產企劃研究室主任徐佳馨今(2)日表示，去年房地產市場紛擾不斷，除房地合一政策不斷搖擺，造成買氣萎縮外，政府積極查稅、巢運話題發燒，以及九合一選舉影響，種種不利因素都是買氣急速凍結的原因。

徐佳馨指出，綜觀成交萎縮主要出現在都會區，推估除了與市場氛圍不佳外，價格已到高點也是買氣不能開展的因素，還好12月份拉了尾盤，讓全年買賣移轉站穩32萬棟大關。

展望今(2015)年，雖然明(2016)又有大選，但因為房地合一政策輕稅方向確立，預估將有助於買方進場，整體成交量應可略優於去年，不過如果想要大幅增加，仍需視所得成長與個案降價幅度。
