關於公寓露台的問題

小弟最想換房
看到一間公寓還蠻喜歡的，總樓高 5層我想買的樓層是4樓
喜歡的原因是它有個約7坪的前露台，這露台是因為3樓將室內空間往外推加蓋才有這個露台
前屋主已經在這個露台做了圍欄，假如買下這房子後會想要整理露台，想請問一下會有使用權上的問題嗎？
