台北房價租金比64倍　專家：儼然泡沫化

台北名列房價最貴城市的排行榜當中，第一名是摩納哥，一坪501萬，

遠比英國倫敦247萬，以及香港的195萬都高出許多，而台北1坪68.1萬是第18名。

地價漲，房價當然會變貴，這個道理人人皆知，只是仔細分析比較，各國的房價租金比，

台北64倍是全球最高，比房價最高的摩納哥54倍還驚人，甚至香港也不過32倍。

淡大產經系副教授莊孟翰：「你的房價除以你的租金大概64倍，等於是64年(才回本)，

那現在全球來講，一般都是300個月大約是25年，所以我們現在是高了很多，

我們從這個比重來講，是全球最高的倍數，

另外租金報酬率，毛租金報酬率全球是最低1.57%，

表示說以你的所得跟租金，還有房價這樣一看，其實是已經泡沫化。」
