請問高雄的"正文山特區"指的是哪四條路之間的範圍呢? 因為好像仲介都會無限放大某某特區 明明就離特區有一段路

很多售屋廣告上都會打上文山特區，
但實際打去問就知道都不是在正文山特區裡面，
基本上青年路、建國路、澄清路圍起來的區域是所謂的文山特區，
整體道路的規劃和建築物的規範都會不一樣，
建議可以親自去走走就能體會。

同樣是文山特區，
有部分的學區是屬於東光國小、陽明國中，
有部份則是文德國小，青年國中。
有部分是屬於三民區，
有部分是屬於鳳山區。
劃分的界線有點像是對角線切過去，
所以如果在意學區最好事先查清楚，
可別只聽仲介的一面說法。

至於房價部分，
5~10年以上中古屋價位在15~20萬左右
目前0~2年新古屋約在20~25萬左右，(帝匯、帝凡妮、湖立方)
新屋幾乎站上25萬。(帝之匯、景深、麗池)
週邊的房價會略低個2~3萬，甚至更多。
