根據《住展雜誌》昨日公布最新統計資料，10月的住展風向球分數較9月下降2分，由41分降至39分，連續第5個月呈現衰退的「黃藍燈」。

住展雜誌研發長倪子仁表示，今年928檔期推案量縮減，北台灣10月預售屋推案量僅572.5億元，較9月的876億元，整整少了303.5億元，導致風向球分數從9.8分下降至7.98分。

倪子仁表示，由於住展風向球從6月起轉為黃藍燈，至10月已連續5個月亮黃藍燈，顯示房市自下半年起買氣明顯轉弱，創新高與銷售快的建案雖仍時有所聞，但僅屬「個案表現」，整體房市走入盤整待變階段。

不過，10月北台灣新成屋的可售戶數較9月微升，共有1148戶，分數上升至5.21分。

倪子仁指出，10月的市況也未見好轉，各區建案的來客數和成交量均較9月大幅減少。

值得注意的是，10月的報紙廣告量卻成長。10月有5萬多的批數，較9月增加約13％，顯示建商積極增加建案曝光度。鄉林集團董事長賴正鎰日前即表示，建商狂登廣告，就知道房子不好賣，政府根本不需要打房。
